State Farm, despite its stellar reviews, recently dropped California and parts of Colorado due to potential losses. Realistically, if JT burns to the ground, we’ll all likely face prolonged disputes with our insurers, regardless of our loyalty or the company’s reputation. To them, we’re just dollar signs until it’s time to put them on a check.

I just need someone to cover us so our mortgage company doesn't decide for us.

Loyalty-schmoylaty It's business, and they don't care.

Contact a local insurance broker, they know who's servicing our area, let them do the leg-work.
I've been cancelled 3 times in 15 years, even with mitigation.
Insurance companies take your money until they think they may have to pay-out, their reps are not your friend, they may be friendly, but that's about it.

Good Luck!
